Concrete vs Asphalt Driveway: Which Is Better for Illinois Homes?

Upfront cost is where asphalt has an advantage. An asphalt driveway runs about $7 to $12 per square foot installed. Concrete is $12 to $18 per square foot. For a standard 600 square foot driveway, that's roughly $4,800-$7,200 for asphalt vs $7,200-$10,800 for concrete.

But here's where it flips: lifespan and maintenance. Asphalt lasts 15-20 years and needs seal coating every 2-3 years ($200-400 each time). Concrete lasts 30-40 years and needs essentially no maintenance. Over 30 years, concrete actually costs less when you factor in the asphalt replacement you'll need at year 15-20.

Durability in Illinois Weather

Illinois weather is brutal on both materials, but in different ways. Freeze-thaw cycles can crack both concrete and asphalt. However, asphalt softens in extreme heat — you've seen tire marks and ruts in asphalt driveways during July heat waves. Concrete doesn't soften. Real estate agents consistently say concrete driveways add more value than asphalt — typically $5,000-$10,000 in perceived home value.

Where asphalt wins: if you're on a strict budget and need a driveway right now, asphalt is the more affordable upfront option. It's also slightly more forgiving of minor ground settling. And if you're selling your home within 5 years, the lower upfront cost might make more sense.
