Concrete Replacement & Repair — Driveways, Patios & More

Cracked, sinking, or crumbling concrete? Full replacement lasts 30+ years. We handle tear-out, hauling, and a new pour — done right.

Searching for concrete repair? Here's the truth most contractors won't tell you: repair is almost never the right answer. If your concrete is cracking, sinking, flaking, or crumbling, the problem isn't the surface — it's what's underneath. And no patch, overlay, or filler fixes a failed base.

At ZBL Concrete & Design, we specialize in full concrete replacement — tear out the old, fix the base, and pour new concrete that's built to last 30+ years. Bryan, the owner, is on every job from estimate to final sealer coat.

The disruption difference between repair and replacement is only 1-2 extra days — but replacement gives you 30 years of trouble-free concrete instead of patching the same cracks every couple of years.

Frequently Asked Questions

Can cracked concrete be repaired instead of replaced?
Minor hairline cracks can be sealed, but widespread cracking, spider-web patterns, cracks wider than a quarter inch, or sections that have sunk or heaved indicate the base has failed. Patching these problems is a temporary fix — the cracks will return because the underlying issue hasn't been addressed. Full replacement with a proper gravel base and rebar is the permanent solution.
How much does concrete replacement cost?
Concrete replacement in the Will and DuPage County area costs $13 to $16 per square foot for driveways and $13 to $23 per square foot for patios (or $20-$33/sqft for stamped). This includes full tear-out, hauling, grading, gravel base, rebar, pouring, finishing, and sealer. Call (312) 721-0835 for a free on-site estimate.
How long does concrete replacement take?
Most concrete replacement projects take 2-4 days. Day 1: tear-out, hauling, and grading. Day 2: forming, gravel base, and rebar. Day 3: pour and finish. Sealer is applied after proper cure time. Larger projects may take an additional day.
Do you handle the tear-out and hauling?
Yes — all of our pricing includes complete demolition of the old concrete, hauling away all debris, and disposal. You don't need to hire a separate demolition crew. We handle everything from start to finish.
What causes concrete to crack and fail?
The most common causes in Illinois are: inadequate gravel base (or no base at all), insufficient thickness (less than 4 inches), no rebar reinforcement, poor drainage causing water to pool underneath, tree root growth, and decades of freeze-thaw cycles. Most failed concrete we tear out was installed without rebar or a proper gravel base.
Will new concrete crack too?
All concrete can develop minor hairline cracks over time — that's normal. But major cracking is preventable with proper installation: minimum 4-inch thickness, compacted gravel base, rebar reinforcement, control joints at the right spacing, and professional-grade sealer. At ZBL Concrete, every replacement job includes all of these.
